The parking for the villa is on the roadside and the property has been built lower down the hillside for easy walking access to the small secluded beach. Wooden steps lead down to the apartments.

The owner’s apartment has a master bedroom with bathroom and two other bedrooms with a shared bathroom. The living area of lounge, dining and kitchen lead out onto a large balcony for additional relaxation and dining. The size of this apartment is approximately 2,500 Square feet.

Below the owners apartment is a one bedroom, one bathroom apartment with kitchenette, lounge and balcony. The size is 650 square feet

Next to the owner’s apartment are two identical two bedroom, one bathroom apartments, each with a kitchen, lounge and dining area and a relaxing balcony. The size of each of these apartments is 750 square feet.

To the front of the apartments is a deck and pool. The pool is 32 feet by 12 feet and 3 feet at one end and five feet at the deep end.

Within the garden area is an attractive tree deck area, which is used as a gym and additional relaxation area.

There is also a good sized greenhouse for easy growing of local vegetables and salads. The lush garden area has an abundance of flowers and fruit trees.

The property also has a good sized host’s office area plus storage and laundry.

There is an 8000 gallon water tank but supplies of water from WASCO are never a problem.

The apartments have an excellent occupancy rate for 5/ 6 months of the year and approximately 50- 60% occupancy mid to low season.

The owners employ a full time gardened. / Handyman and a full time housekeeper.

Income figures can be shown by the owners to prospective buyers and the return on investment could be recouped within a few years.

If the owners are resident the rental from the three apartments is approximately $600 usd per night in high season. This will increase if the owner’s accommodation is rented and the property managed.

A very well maintained home, with a good feel good factor close to the Marina and Restaurants in Marigot Bay, one of the most beautiful bays in the Caribbean.
