The property has a very large private parking for 4 cars (well lit at night) and the villa is built lower for a better view of the ocean and easy access to the secluded cove. Wooden steps lead down to the apartments.

The owner’s apartment is composed of 3 bedrooms, 2 bathrooms, a good size kitchen that opens onto a large living area. The main bedroom and the living area open onto a 51-foot veranda with wide louver doors for meals and leisure time, overlooking the pool, the gardens, and on the right side the Caribbean ocean.  The size of the apartment is approximately 2500 square feet.

Below the owners, the apartment is a one-bedroom, one-bathroom apartment with a kitchen, lounge, and balcony. The size is 650 square feet

Next to the owner’s apartment are two identical two-bedroom, one bathroom apartments, each with a kitchen, lounge and dining area and a relaxing balcony. The size of each of these apartments is 750 square feet.

To the front of the apartments are a deck and pool. The pool is 32 feet by 12 feet and 3 feet at one end and five feet at the deep end. It is a salt water pool.

Within the garden area is an attractive tree deck area, which is used as a gym and additional relaxation area.

There is also a good-sized greenhouse for the easy growing of local vegetables and salads. The lush garden area has an abundance of flowers and fruit trees.

The property also has a good-sized host’s office area plus storage and laundry.

There is an 8000-gallon water tank but supplies of water from WASCO are never a problem.

The apartments have an excellent occupancy rate for 5/ 6 months of the year and approximately 50- 60% occupancy mid to low season.

The owners employ a gardener/caretaker and housekeeper.

The apartments have an excellent occupancy rate and good revenue, based on 3 rental apartments and if the owners rent out their accommodation and have the property managed it becomes a 4 apartment rental.

A very well maintained home, with a good feel factor close to the Marina and Restaurants in Marigot Bay, one of the most beautiful bays in the Caribbean.
